Irvine Spectrum Marriott Tops Out

Largo topped out at the Irvine Spectrum Marriott earlier this week with general contractor RD Olson and design team WATG and PK Associates. This 16 level structure is all above grade and will feature 271 rooms across 205,000gsf. Located on the southeast corner of Irvine Center Drive and Gateway the hotel is scheduled to open during the summer of 2017. Largo poured a mini-mat foundation of 2,500CY and used our own formwork caddy to move perimeter deck tables from one level to another.

Gearing up for 1700 Webster

Getting our foundation shop drawings together utilizing BIM in Autodesk Revit for the 1700 Webster project. Working with general contractor Suffolk Construction, Largo Concrete will begin work on the 23 story residential high-rise in Oakland, CA later this spring. This building is a structural concrete frame featuring four levels of parking below the residential with retail on grade. Designed by Perkins & Will and Tipping Structural Engineers the building is located on the northeast corner of Webster and 17th Street and will house 206 units.

Culver City Creative Office & Parking Structure Topping Out

Largo topped out at the Culver City Creative (C3) Office Tower and Parking Structure earlier this month with general contractor KPRS. Designed by Gensler and Saiful Bouquet the commercial building stands seven levels tall with 4 mezzanine levels totaling 321,000gsf. All the building concrete received an architectural finish and will remain exposed once the building is complete. Some unique structural elements include columns so large they are practically walls, aka ‘walumns’ and ring beams on the perimeter of the building at the mezzanine levels.

Adjacent to the office building is the nine level, long-span parking structure which also topped out this month. Designed by Parking Design Associates and Miyamoto Int’l this shear wall structure is two bays wide and will house 990 stalls across 326,741gsf.

First Quarter Update

2016 is off to a blistering pace for Largo Concrete, Inc. Listed below are some of the projects Largo is currently working on.

High-Rise Construction from San Diego to the Bay

All across California, Largo is building high-rise projects in the residential and hospitality markets. In San Diego, the Atmosphere affordable housing development with Suffolk Construction is coming out of the ground with 172 units across 12 stories and three levels of below grade parking. Only one mile north, the Park luxury condominium project with GC Balfour Beatty features 62 units and 131 parking stalls across three levels of underground parking and 14 stories above.

Immediately across from the Staples Center, Largo is working with Lend Lease on the Circa development at 1200 S. Figueroa. With 26 stories of residential above eight levels of parking and retail on the ground floor, the project is slated for completion in late 2017 with concrete topping out in January of the same year. In San Jose, Largo will be working on the Silvery Towers project for the rest of 2016. This 1.1m sqft residential development will boast 643 units across two 20+ story towers with a retail podium and three levels of underground parking.  On April 2, Largo will pour a mat foundation of nearly 5,000CY at the downtown location, the second of six mass concrete pours scheduled for the buildings.

Two major hospitality projects that Largo currently has under construction are the Argyle Hotel in Hollywood and the Waldorf Astoria in Beverly Hills. The Waldorf Astoria is a 12 story concrete building with 170 rooms and 314 parking stalls, along with a pool, spa and lounge on the roof deck. The Argyle Hotel is located one block north of the iconic Capitol Records building and features 216 rooms across 16 total cast-in-place levels. The development is nearly 200,000 gsf, and concrete is scheduled to be complete during the late Summer of 2016.

Parking Structures

After completing the first phase of the Sony Parking Structure Expansion in Culver City in the Fall of 2015, Largo is back onsite building another expansion to the west of the existing structure with C.W. Driver. The long-span building has a moment frame structural design which will hold 899 stalls across six levels, all above grade. The new structure will tie into the existing structure and will continue the art-deco façade through the expansion. In Burbank, the Contract Services Administration Trust Fund parking structure with McCormick Construction is nearly topped out. This five level, 157,323 gsf long-span parking structure features a moment frame structural design and will hold 437 stalls when it is completed in the Summer of 2016. Both of these jobs are being performed using the design-build project delivery format, with Largo acting as the general contractor and managing all subcontractors.

In Northern California, the Britannia Cove Parking Structure in South San Francisco stands 9.5 levels above grade and holds 2,080 stalls. This 721,250 gsf building is scheduled to start this Summer with Hathaway Dinwiddie and features a curved wall along Oyster Point Boulevard. Across the Bay in Hayward, the Creekside Parking Structure is nearly as tall at 8.5 levels and will contain 828 stalls. The Creekside project, with South Bay Construction, will start during the Spring of 2016.

American Concrete Institute elevates Chris Forster to the rank of Fellow

The American Concrete Institute (ACI) will honor Largo’s Operations Manager, Chris Forster, with the rank of Fellow during their opening session and awards program this April. Pursuant to the ACI bylaws, a Fellow is an individual who has made “outstanding contributions to the production or use of concrete materials, products, and structures in the areas of education, research, development, design, construction or management.” Congratulations Chris!

Great Wolf Resort Accolades – Engineering News Record, American Concrete Institute & Tilt-Up Concrete Association

With four different types of concrete on this project: cast in place, slab on metal deck, tilt-up and shotcrete, the Great Wolf Resort Waterpark and Hotel in Garden Grove has won the following awards from the Engineering News Record and the American Concrete Institute. With two of the 40 tilt-up concrete panels weighing 12.5 tonnes and standing 84′ tall the Tilt-Up Association of America ranks these panels 9th in the Top 10 Tallest and Heaviest Panels in the United States.
