Kaiser Permanente Design-Build Parking Structure now Open

The tallest building in Santa Clarita is open for business and it’s a Parking Structure! Standing 80′ tall at the top of the elevator core, the 7 level parking structure holds 564 cars across 193,953gsf. Of the 564 stalls, 47 are designated for clean air vehicles, 14 are accessible stalls and 17 are allocated for the future installation of electric vehicle charging stations. The structure features two elevators and two stair cases with bicycle storage for 29 bikes on the ground floor. Designed by Choate Parking Consultants, the facade features an all-glass elevator lobby and breathable Stamisol graphic membranes. Structural engineer Ficcadenti, Waggoner & Castle utilized a long-span, moment-frame design for the building. Construction Manager Turner Construction also renovated the adjacent building into medical offices which opened around the same time.

1700 Webster Tops Out in Oakland

One block away from Snow Park and Lake Merritt, Largo topped out at the 1700 Webster high-rise project in Oakland, CA last week. The 23 level cast-in-place concrete building holds 206 residential units and 148 parking stalls all above grade. In addition to 8,200sf of retail space on the ground floor, the building features a plaza deck on level five with fitness center, lounge and a dog run. The roof deck includes another lounge area with a kitchen and a pool. Designed by architect Perkins & Will and engineer Tipping Structural Engineers, GC Suffolk Construction expects the building to open early 2019.

Long Beach City Hall, Port Building and Library Retrofit

Largo topped out at the new Civic Center project in Long Beach, CA with GC Clark Construction this week . The new City Hall and Port Operations buildings are located on the northeast corner of W. Ocean Blvd. and Magnolia Avenue. Both concrete structures are 12 levels with 10 stories above grade and two levels of below grade parking. The podium level features as-cast architectural concrete finishes, and the oval shaped Council Chamber auditorium with seating for 256. Total gross square footage for the two buildings and below grade parking is 884,813gsf. On the eastern corner of the same block Largo retrofitted 2 levels of below grade parking on the old Lincoln Park site, and one level above for the new 2 story Public Library building.

Decorative Concrete Council Award for USC Michelson

Congratulations to the USC Michelson team for bringing home the Decorative Concrete Council (DCC) Award for Vertical Applications over 5,000sf! The award was presented at the annual DCC Award Ceremony at the World of Concrete in Las Vegas, NV.

Silvery Towers Tops Out in San Jose

Located on the southwest corner of W. St. James and N. San Pedro in downtown San Jose, the high-rise towers will be two of the city’s tallest buildings when complete. The development sits on the 1.91acre lot one block east of CA87 behind the statue of Thomas Fallon, an early California pioneer and the 10th Mayor of San Jose.

High-Rise Topping-Out at 732 Spring, Los Angeles

Located in downtown LA’s historic core, the 732 Spring Street high-rise topped out this week with the Holland Partner Group. The tower stands 24 stories above grade with two additional levels of subterranean parking and retail on the ground floor. 300 residential units are spread across the upper 20 levels sitting above 430 parking stalls across the lower levels. The architecture blends a historic base with contemporary design with distinguished vertical elements alongside an all-glass facade. The building is designed by MVE Architects and Glotman Simpson Structural Engineers and is scheduled to open during the summer of 2018.

ACI Charles Pankow Award for “Outstanding Achievement and Excellence in Concrete Construction” goes to the C3 Office & Parking Structure


Congratulations to the Culver City Creative (C3) team who helped us bring home the Charles Pankow, Jr. Award for “Outstanding Achievement and Excellence in Concrete Construction”! The annual award is given by the American Concrete Institute and recognizes outstanding and innovative use of concrete in construction.

About the Project:

Largo topped out at the Culver City Creative (C3) Office Tower and Parking Structure in January of 2017 with general contractor KPRS. Designed by Gensler and Saiful Bouquet, the commercial building stands seven levels tall with four mezzanine levels totaling 321,000gsf and is seeking a LEED Gold Certification. All the building concrete received an architectural finish and will remain exposed once complete. Typical levels are 14’ tall while decks with intermediate levels range from 22’ to 26’ between level seven and the roof. Six private balconies on the east and west sides of the building cantilever 11’6” out and are accessible through the large operable glass façade. Other unique structural elements include columns so large they are practically walls, aka ‘walumns’, and ring beams on the perimeter of the building at the mezzanine levels. The high-volume ceilings and available raw space allow 33,800sf decks to be easily expanded to 45,000sf with vertical and horizontal expansion options.

Access to the adjacent nine level, long-span parking structure is provided through two pedestrian bridges on the third and fifth levels allowing for private access to upper level offices. Designed by Parking Design Associates and Miyamoto International, this shear wall structure is two bays wide and will house 990 stalls across 326,741gsf. The pedestrian bridges connect to the structure on levels five and eight with the end-to-end helix structure providing 30 electric vehicle stalls and 50 bicycle spaces. The exterior features semi-opaque colored panels attached to the shear walls which refract sunlight back onto the structure creating an ever-changing façade throughout the day. All concrete on the parking structure remains exposed, including the elevator lobby. Largo poured 18,805CY of concrete in the office building and 10,874CY in the parking structure. The adjacent creative campus had to remain operational during construction and the biggest challenges came from protecting the existing parking structure and the cars inside of it.

UC Riverside Multidisciplinary Research Building Tops-Out

The Multidisciplinary Research Building topped-out this week at the University of California, Riverside. Working with general contractor Hensel Phelps, Smith Group JJR Architecture and Saiful Bouquet Structural Engineers the building a basement with five levels above grade for a total of 179,540gsf. Located between the Dept. of Bioengineering and the Student Recreation Center, the main atrium entrance spans four levels off Aberdeen Drive. The facility will house research laboratories, support facilities, a vivarium along with faculty and academic support space. The building is scheduled to be open in the Fall of 2018 and is seeking the Leadership in Energy and Environmental Design (LEED) Platinum Certification.

Focusing on the integration of life sciences, chemical sciences, medicine and engineering, this will be the fourth project Largo has completed on university campuses with the same collaborative STEM goal: The Chapman University Science and Technology Building in Orange, the USC Michelson Center for Convergent BioSciences in Los Angeles and the Stanford BioEngineering/ChemEngineering Building.
