Sunset La Cienega Hotel & Residential High-Rise Towers in West Hollywood, California

The East and Middle Parcels of the Sunset La Cienega Development is now under construction at the southern corners of the Sunset and La Cienega intersection in Los Angeles. The development boast two 10-story hotel towers to the East of La Cienega and two 8-story residential towers to the west. The East Parcel is 235,000gsf with 296 rooms and the Middle Parcel is 292,240gsf with 190 total units, with both parcels featuring retail and restaurant space on the ground floor and below-grade parking.

Largo will pour over 60,000CY of concrete between both parcels which includes specialty architectural concrete and board form finishes. Each parcel requires two tower cranes, which are under Largo’s contract, along with reinforcing steel and masonry. The logistically challenging site is located on a steep incline at the foot of the Hollywood Hills surrounded by high-end residential to the south and the ever-busy Sunset Blvd. to the north. The CIM Group purchased the property in 2011 and Largo Concrete is working with General Contractor Suffolk Construction, Architect/Engineer Skidmore, Owings & Merrill LLP to be poured out in September 2015. Largo is also participating in the creation of a Level of Design (LOD) 300 Building Information Model, with weekly coordination meetings including all trades, to turn over to the client when construction is complete in Late 2016.

Cast-in-Place, Slab on Metal Deck and 84′ Tall Tilt-Up Concrete at the Great Wolf Hotel and Waterpark

Largo Concrete recently began work on the 12-acre, outdoor themed, Great Wolf Hotel and Waterpark on Harbor Boulevard south of Disneyland. The 603-suite hotel is located at the back of the development behind the 3-acre indoor and outdoor waterpark, 30,000sf conference area and 18,000sf of retail and dining. Designed by architect Ware Malcomb and structural engineer Englekirk, highlights of the waterpark include the Howlin’ Tornado which drops riders 6-stories through a funnel and the Wolf Tail slide which takes riders in a 360 degree loop. The waterpark has designated zones for guests of different ages along with other child friendly entertainment such as miniature golf and bowling, an arcade, a resort-wide treasure hunt and story time each night in the lobby.

From a constructability perspective, perhaps the most unique feature on the project are the 84’ Tall Tilt-Up Concrete Panels at the waterpark. Panels of this height rank in the Top 10 tallest nationally according to the Tilt-up Concrete Association, and are believed to be the tallest free standing panels ever placed. Largo is scheduled to start erecting these panels this October. In addition to the waterpark, Largo is also constructing a 9-story cast in place hotel and a 3-story structural steel building with metal decks. Concrete-wise, there is a little of everything on this project.

During the lengthy pre-construction process Largo finalized design with all disciplines utilizing Building Information Modeling (BIM). This powerful software is vital to the success of such a complex project as it provides the platform for the enhanced coordination, and collaboration, of all trades from schematic design through closeout. The General Contractor, Turner Construction Co., is working all areas of the development to meet the scheduled opening in the Spring of 2016. Largo Concrete estimates completion of our scope in March of 2015.

Doing Work in West Los Angeles – 3.5million sqft and 175,000CY of Concrete!

Largo Concrete was recently awarded the cast-in-place, 7-level, 531,000gsf, Fountainview at Gonda project in Playa Vista, CA. Nestled amongst the already underway Runway and Playa Villas projects, this is the fifth contract Largo currently has along Jefferson Blvd for a total of nearly 3.5million square feet and 175,000CY of concrete!

The Runway at Playa Vista project is the centerpiece for the new development and consists of 230,000sf of retail space, 30,000sf of commercial, 420 apartments and a nine-screen theater. Largo’s scope includes three mixed-use podiums with metal decking above, two residential podiums with wood framing above, and one stand-alone, long-span parking structure for a total of 812,121gsf and 41,074CY. Largo started construction on Runway in June of 2013 and is scheduled to be poured out on August 2014.

Shortly after work started at Runway Largo was awarded the Playa Villas project with Western National Contractors. Divided into three parcels along Jefferson Blvd., Parcels One, Five and Seven are all 3-level parking podiums for wood frame residential units above. Parcel 1 includes of 646-stalls across 298,000gsf, Parcel 5 has 998-stalls across 765,000gsf and Parcel 7 with 1,432-stalls across 1,040,000gsf. Largo is schedule to be wrap up Playa Villas in November of 2014, with a total of 2,103,000gsf and over 100,000CY of concrete.

In order to keep up with demand, Largo purchased two 39meter Concrete Boom Pumps to service the projects. With the ability to pump a combined 1,400CY per days both pumps have been kept busy since they arrived onsite!

Custom Formwork at Sufism Reoriented

Largo Concrete did the custom concrete formwork at the two-story, 66,074sf Sufism Reoriented Sanctuary in Walnut Creek, California. The below grade level houses the bookstore, rehearsal studios, A/V production and common areas and features a waffle slab ceiling and three grand, cast-in-place staircases leading to the ground floor. The circular design theme carried out on the ground level reflects the curvilinear form of the Sufism Emblem which has no beginning or end and represents equality as all points along the circle are equidistant from the center. The circular reception area, library and classrooms encircle the main Prayer Hall and are all crowned with 13 gently sloping concrete domes.

The largest dome over the Prayer Hall is nearly 80’ in diameter at the base and 18’ tall with a 26’ diameter oculus at the top to let natural light into the building. We used a pre-fabricated arch truss system consisting of 120 segmented ribs cut from 2x12x92” to form the large dome, each truss was flown into place resting on the lower and upper ring beam formwork. The shoring utilized a hybrid Patten Frame and Ellis Shore designed specifically to carry the unique loading characteristics of the concrete dome. The single largest and four medium sized domes were cast-in-place concrete while the other 8 utilized shotcrete application.

Poured Out at the Summerlin Parking Structures & Macy’s Tilt-Up Building

Largo Concrete poured the last elevated deck on two multi-level parking structures in Summerlin, NV today. Located immediately south of the Red Rock Resort and Casino both structures are on the west side of the development facing the 215 Beltway. Parking Structure #2, completed today, is 334,331gsf, 1-level below grade, 4-levels above with a total of 951-stalls, and PS3 is 186,233gsf, 3-levels above grade with 484 total stalls. Largo’s scope also included three pedestrian bridges connecting the parking structures to the retail center.

Largo also poured the foundations, tilt-up panels and slab on metal deck for the 2-story, 83,000gsf Macy’s department store adjacent to PS3. A pedestrian bridge connects PS3 to Macy’s second level. The 106-acre Shops at Summerlin development is scheduled to open during the Fall of 2014 and Largo worked with Whiting-Turner on the Macy’s building and VCC on the parking structure contracts.

IBC Bank Tower Complete

Largo completed the final clean at the Block 51, IBC Bank Building this week in Austin, TX for JE Dunn. The concrete framed building is over 400,000gsf and features 6-levels of commercial space above 7-levels of parking and retail on the ground floor. Scheduled to be complete in late 2014, this is the first commercial tower to be built in downtown Austin for 10-years with nearly 200,000sf of office space.

The curved façade on West Fifth distinguishes the building in one of the most coveted areas of town directly across from Republic Square Park and a couple blocks away from the Federal Courthouse and City Hall. Largo poured over 16,000CY of concrete over seven months with no recordable injuries.

CONEXPO-CON/AGG 2014 – Quality of Life Award

Largo Concrete was recently recognized by the American Equipment Manufactures for our contribution to the Crescent Dunes Solar project in Tonopah, NV. Ted Rebelowski, Project Executive and Alfonso Campos, General Field Superintendent for Largo Concrete received the Quality of Life Award at the Construction Expo in Las Vegas this March. The award focuses on projects which improve the overall quality of life for communities all across the country and the individual contractors whose hard work makes these projects possible.

When complete the Crescent Dunes Solar Plant will provide up to 75,000 homes with clean energy during peak hours, generate $47 million in tax revenue over its first 10 years of operation, and create 4,300 direct and indirect jobs. Largo poured 9,348 caisson foundations over 7 months at the 2,700 acre site, nearly 71,000CY and 145 jobs at peak production. Working in extreme environments can pose unique challenges when it comes to manpower, equipment and the environment; all of which Largo familiar with over after completing 500MW of renewable plant experience.

Largo Begins Design on the Sony Studios, Culver Parking Structures & Expansion

Largo Concrete was recently awarded the Design-Build Parking Structure Expansion Project at Sony Studios in Culver City, CA. Located off Culver Blvd. the project includes two 6-level structures built on either side of the existing 5-level which will also receive an additional level of parking to match the two new adjacent structures. The entire project is 421,900sf with a total stall count of 1,357: 373-stalls in the East structure, 899-stalls in the West and 85 on the added level.

Our design team includes IDG Parkitects as Architect of Record and Ficcadenti Waggoner & Castle is the Structural Engineer. With construction scheduled to commence in August of this year, the design team is working out the final details of the structure with the Construction Manager, CW Driver and Sony Studios. The structures will be built consecutively, East then West, in order to keep the studio’s overall parking availability.

The existing structure utilizes a Shear Wall Structural System while both expansion structures will utilize a moment frame design. This is done to open up the structure to more natural light and ventilation and to provide a safer, light and bright pedestrian experience. The structure will be secured with metal screens around all openings on the ground floor and parking control equipment. The Art-Deco façade of the existing will be continued through the expansion structures and a basketball court will be installed on the roof deck of the east structure.

Welcome Mike Long – Vice President

Largo Concrete would like to formally welcome Mike Long to the team in the capacity of Vice President & General Counsel. Mike spent the past 25 years negotiating construction contracts and litigating construction disputes with the international construction law firm of Watt, Tieder, Hoffar & Fitzgerald, LLP and was the Managing Partner of the law firm for four of those years. During his tenure, Mike’s accolades included being named to “Chambers USA – List of Top Construction Lawyers in California” from 2007 to 2013 and recently being named the “Best Lawyers in American, Orange County Construction Law Lawyer of the Year” for 2014.

The brother of Largo President, Ken Long, Mike will help oversee all aspects of the business, but will focus mainly on contract administration, operations management and financial oversight. His problem-solving abilities, coupled with a “big picture” management approach and attention to detail, will help Largo continue to provide timely, quality and cost-effective work. As Largo continues to expand, Mike’s champion customer service, leadership and professionalism is a welcome asset across the board.

2013 Year in Review

Largo Concrete completed the year with landmark projects such as the LA Marriott, Stanford BioE/ChemE, Harrah’s Rincon Hotel Expansion and the Dodgers’ Stadium Renovation. Largo posted an annual revenue of $211 million in 2013. With no intention of slowing down, large scale project starts in West Los Angeles, CA and Austin, TX and specialty work such as the concrete domes at Sufism Reoriented in Walnut Creek, CA and the Great Wolf Water Park and Hotel in Anaheim, Largo continues to grow every day.

The Harrah’s Rincon Expansion in Valley Center and the Marriott in downtown Los Angeles are both concrete frame hotel towers over 20-stories in height. The $150 million, 403-room expansion at Harrah’s also includes, additions to the pool area, convention center and parking. Largo poured over 22,000CY of concrete at Harrah’s between January and August and the expansion is expected to be complete in the spring of 2014. With both convention and leisure travel on the rise, the Courtyard Marriott located on the corner of Olympic Blvd. and Francisco St., the 392-room hotel is expected to open during the summer of 2014 and improve downtown’s thriving hotel market.

In the commercial office market, Largo completed the 500,000sf Hyundai Motors America Headquarters building in Fountain Valley this past August. The Korean based firm is currently the fifth largest auto manufacturer in the world and the 6-story office and technical service building, with a showroom visible from the 405 freeway, solidifies their commitment to southern California.

At Stanford University, Largo poured the concrete in the 210,000sf Bioengineering / Chemical-Engineering building, completing the definition of the Science and Engineering Quad. The new facility features wet and dry laboratories for both departments but is also designed to encourage cooperation between them. Across the San Francisco Bay at UC Berkeley, Largo worked on the 7-story, 82,000sf Campbell Hall Replacement Building which features instructional, laboratory, administrative and support space for the astronomy and physics departments.

During the MLB offseason Largo worked on the Dodger Stadium Renovation project on a fast-track schedule. A majority of the renovation occurred below the lower level of seating which was rebuilt after the new clubhouse and dugouts were complete. The renovation also included four levels of ADA upgrades, two retail stores, a medium voltage DWP structure and back-of-house improvements. Construction teams worked through the night to be ready for the Dodgers’ season opener on Monday April 1, 2013 against the San Francisco Giants.

Largo was the design-build general contractor for the parking structures at the UDR Development in Mission Viejo, CA and at the Westfield Mall in Century City. The UDR project is a “wrap” parking structure with residential apartments on three sides and contains 535 total stalls over 3 ½ levels of parking. The UDR structure is a flat-plate design so the parking decks would match the residential floors, in contrast to the Westfield structure which utilized a long-span design. The Westfield structure is 206,000sf with 1.5-levels below grade, 5-levels above grade and 561 total stalls. The exterior façade is almost completely covered by chameleon colors metal panels which reflect different colors depending on the angle of the sun. The Westfield structure also features a photovoltaic array on the roof deck, designated stalls for fuel efficient vehicles and a car-counting system which displays available spots.

Outside of California, Largo completed the Crescent Dunes Solar Energy Plant in Tonopah, Nevada and began construction of two parking structures at the Summerlin retail center in Las Vegas. The two structures total 1,435 stalls and 520,000sf and with concrete expected to be complete in February, 2014. In Austin, Texas concrete is nearly complete on the 7-level parking structure with 6-stories of commercial space above IBC Bank Building. The 850,000sf Seaholm project in Austin also started in November, 2013 with a scheduled completion in 2015. This mixed-use development features two stories of commercial and retail space above 3-levels of below grade parking and a 20-story residential tower above 9-levels of parking.

Notable project starts in California include the G8 project in Los Angeles, Runway and Playa Villas in Playa Vista and the Sufism Reoriented sanctuary in Walnut Creek. With a combined contract value over $100,000,000 the G8 and Playa Villas projects are parking podiums for large residential communities. The Runway project, adjacent to Playa Villas, includes commercial, retail and above grade parking structure components along with below-grade parking podiums for residential apartments. In northern California the Sufism Reoriented project is a religious sanctuary which features 13 concrete domes, 5 of which are cast-in-place.
