Rental Car Quick-Turn-Around Facility Tops Out at LAX

With 127 fueling stations, the Quick Turn Around (QTA) building at the new LAX Consolidated Rent-A-Car (ConRAC) facility will become the largest gas station in the world once open in 2023. The 1.1 million-square-foot building is four levels above grade and runs along La Cienega Boulevard north of Century Boulevard. The building is designed to house all maintenance and operations for seven major rental car companies at the third busiest airport in the world.

Instead of an internal ramping system, a “speed ramp” will be constructed on the west face of the building outbound of the main structure. The ramp will be used to transport cars between the QTA building and the Ready Return/Idle Storage structure to the west. This configuration is used to accommodate large volumes of vehicular ingress/egress and reduce traffic within the building.

Long truss deck tables were used to speed up the shoring process and ensure the schedule was met. The tables were 25-feet by 8-feet and required shoring on the two ends, which allowed a forklift to pass underneath the formwork. This eliminated most of the hand-set forming to reduce labor costs and enhance the speed of construction. Reshoring was done with 4,329 Peri MP 480 post shores. All column and wall forms were also pre-fabricated to enhance the schedule on the building with a 261-feet by 1,038-feet footprint.

Largo is working with general contractor PCL ConstructionPGAL architects and Englekirk structural engineers to have the concrete scope of work complete in early 2022. When complete, Largo will have poured over 51,000 cubic yards of concrete on the job.

St. Teresa of Calcutta Tops Out in San Diego

The St. Teresa’s of Calcutta affordable housing project topped out on the corner of 14th & Commercial in downtown San Diego this month. Largo worked with Level 10 Construction on the 15 level high-rise and three level podium development which holds a total of 407 units, 270 of which will be used specifically to address homelessness. The 18′ high ground level will house commercial and retail space with a fitness area, community room, management offices, and courtyard on the second level. The superstructure is made up of 17,563CY of concrete creating 328,514sf which was poured over the course of nine months.

Limited laydown area and the adjacent Covid-19 vaccination site added to the logistical challenges of the downtown environment. A Peri core-wall system which sat on embeds and did not rely on trailer panels for support was used to form the core. This allowed our crews to close the entire core the day before the deck was complete and pour both vertical and horizontal elements at the same time. During the typical levels our teams were able to pour an 18,000sf deck every week to meet the aggressive schedule.

Named in honor of Mother Teresa the development’s two main partners are the San Diego Housing Commission (SDHC) and Father Joe’s Villages, Chelsea Investment Corporation. The development will remain affordable for 55-years for San Diegans with low-income or who are experiencing homelessness. Designed by Joseph Wong Design Associates and BWE Structural Engineers, the development is scheduled to be open during the third quarter of 2021.

Frost Center Tops Out at Cal Poly San Luis Obispo

Largo recently topped out at the Frost Center for Research and Innovation at Cal Poly San Luis Obispo. The project 102,000gsf building five levels above grade and will house the  Colleges of Science and Mathematics, Agriculture Food & Environmental Sciences and Liberal Arts. The building will house configurable classrooms and cutting-edge laboratory space dedicated to enhancing the university’s educational philosophy of “learn-by-doing.” The facility also includes a computer lab, three conference rooms and 43 faculty offices. The complex is designed to achieve LEED Gold® certification and incorporates measures to maximize passive cooling and heating, utilize natural ventilation in the faculty offices, consume 30% less potable water, and exceed current Title 24 standards by 20%.

The new building is located north of the Baker Science building between Poly View Dr. and Perimeter Rd. The façade features extensive masonry work taking cues from the adjacent science and liberal arts buildings. Interior vertical concrete was constructed using both shotcrete and cast-in-place methods wherein 2,000 cubic yards of self-consolidating concrete was used for all exposed columns and shear walls. From the first floor of the atrium brick, concrete and wood finishes are work together as the central design theme.

Working with general contractor Gilbane, ZGF Architects, LLP, and John A. Martin & Associates structural engineers, the building is scheduled to be open for the Fall 2021 semester.

APEX Tops Out in San Diego

Perched along Towne Centre Drive in San Diego, CA, the new APEX commercial office building has impressive views of Sorrento Valley to the east. Largo topped out with general contractor Rudolf & Sletten on the 345,000gsf structure which has been leased to Apple. Designed by Perkins & Will architects and Coffman Structural Engineers the building has two levels of below grade parking with five levels of above grade including the roof.

Designers attempted to integrate modern architecture with the surrounding biodiversity to enhance the user well-being. Exposed concrete walls blend with extensive glass and steel accents on the exterior façade. The concrete roof deck is also exposed and cantilevers toward the canyon sheltering the outdoor terrace on level four. There is a total of 37,000sf of exterior architectural concrete on the project which includes feature walls, columns, and sloped soffits. All exposed elements were designed with dimensioned seam plywood layout for a consistent special finish. A computer generated solar study was used to determine the most effective placement of sunshade elements to maximize daylight and visual connections to the environment.

Amenities include a fitness center, an outdoor workout area, volleyball court and game area with horseshoe and corn-hole space. A cafe, amphitheater and flexible workspaces round out the amenities and blend with the architectural features to produce a unique creative space. In total Largo pour over 27,000CY of concrete over the 10.5 month schedule.

Hawthorne Elementary Tops Out and 701 Magnolia Ramps Up

The Hawthorne Elementary School topped out this month in Dallas, TX earlier this month. The low-rise project is two levels above grade totaling 81,500gsf with a 6′ tall mini basement or crawl space below. The first elevated deck above the void is cast-in-place with level two being a combination of concrete and slab-on-metal-deck. Largo is also doing the site concrete scope for the facility scheduled to open during the Fall of 2021. This is our first project with Imperial Construction, Glen Partners Architects and Alpha Consulting Engineers and we look forward to many more in the future.

701 West Magnolia
Forty miles to the west in the Near Southside district of Fort Worth, Largo is beginning construction on the 701 W Magnolia development with general contractor Muckleroy & Falls. The four level creative office building has retail on the ground floor which runs along an open-air mall. On the opposite side of the mall features historic buildings dating back 100-years . A three level parking structure is also included in the development designed by VLK Architects and L.A. Fuess Partners structural engineers. Largo is scheduled to be poured out by October 2021.

San Mateo County Parking Structure Tops Out

Largo Concrete recently topped out at the San Mateo County Parking Structure 2 project with general contractor Truebeck Construction. Located on the southwest corner of Veteran Blvd. and Brewster Ave., the structure will serve employees and visitors of the government services facility in Redwood City. Watry Design acted as the architect and structural engineer on the project and designed the structure to accommodate future parking demand.

345 4th Street Tops Out

The eight level commercial office development on 345 4th Street topped out in San Francisco this month with GC Stoer Construction. The building will be occupied by WeWork, one of the leading space-as-a-service platforms providing flexible real estate options to businesses of all sizes. Designed by Stanton Architecture and DCI Engineers, the building provides 50,000sf of office space and retail storefront at street level. Located in the South of Market (SoMa) District, the downtown skyline will be visible to the north from the vegetated rooftop terrace.
